Wholesaling is an investors dream strategy. More often than not, it is also a very simple strategy to learn. The skill comes in finding the properties far below market value in order to turn them to another investor to rehab, and still have enough profit in the deal for everyone--including the original sellers. Generally, with wholesale properties, you buy them at a low price, in need of repair. If they are bank owned you will need to purchase the property and then re sell it to antoher person. If however, it is not bank owned, you can often put it under contract, and then just sell the contract to another investor, which saves you time and money. This is called an assignment and falls under the "wholesale" investment strategy category. If you are willing to make less profit, but much faster, this is the strategy for you.
