Hey guys it is Monday and man, I hate to say it - but my Texans have just about
showed the rest of the NFL what not to do this past weekend.

But I was able to do something I have not done in a LONG time - I was able to take my
3 kids, Yes Allen was here, to the game and enjoy some fantastic Quality time with them
and bottom line - we all need that every now and then don't we.

It is amazing what a beautiful day, spent with your 21, 15 and 9 year olds will do for you.

And NO Carrie, I am not a Grandpa yet...

Hey you know what?  This is one way that you and I are SOOOOOO much alike.

I remember when I first started dabbling and took my first steps in the world of Real Estate Investing. I had bought almost every course I could lay my hands on, from the cheap to the most expensive.

I can't even recall how many week-ends I've spent sitting at my desk, going through chapters after chapters, listening to hundreds of hours of audio content and seminar recordings, drinking the most poisonous cup of black coffee I'd ever tasted.

How much did I spend on my Real Estate education? More than I care to tell.

I should have put everything down after the first course and get off the fence; instead I kept going after the latest home study program. Truth be told, I was horrified.

You see, while I love the idea of helping other people solve their property issues, the creative deal making, turning a dump into a modern palace and flipping it -- and taking that big fat check to the bank at the end of the day.

I dreaded the day where I would have to pick up the phone and start running through lists of FSBOs, playing the cold calling game and suffering from the frustration of dealing with not-so-motivated sellers.

I had no idea what to say or how to say it. While I had everything down -- from negotiations to back-to-back financing -- it seemed to me that all of the courses I had taken had failed to instruct me on how to actually start generating leads.

Or maybe I was just afraid of doing this alone.

All this time wasted looking for the perfect solution to lead generation cost me a lot of money. And every day, thousands of Real Estate Investors across the country are stuck in this state of paralysis.

Let's face it. Whether you are an aspiring real estate mogul, part time or full time investor -- even a real estate agent -- without a constant stream of quality and motivated leads, you're in for a full crash-and-burn ride.

The problem, as you might have already realized by now, is that without proper marketing knowledge and lead generation tools, gaining "in-field" education can easily become very expensive and time consuming hobby.

I would have gladly paid over six hundred dollars for a complete auto-pilot lead generation system if one had been available at the time -- and  would have  been hundreds of dollars ahead of what I currently spent trying to learn the ropes all by myself -- with a couple more deals on my belt.

Instead, I've wasted a lot of cash on advertising mediums that never worked out.

I learned the hard way that you cannot market your services to out of town owners the same way you would fish for sub-to properties.

And I found out that not all mailings where created equal.
